Ettl Farm Luxury Homes -Princeton Real Estate

Ettl Farm Neighborhood

Ettl Farm is one of the most popular Princeton neighborhoods. It was built in 1995 by Toll Brothers and is reflective of the type of large stately houses built by this builder.  There are approximately 117 Princeton homes in this development located of Rosedale road. This community is popular with corporate relocation home buyers and others relocating to Princeton New Jersey. I see demand for the homes for Princeton homes for sale at this time as the time of this article there are no houses on the market.

The major streets in the development are Christopher Drive, Walker Rd and Stone  Cliff. The houses backing to the woods are usually considered premium locations compared to the houses backing to the open space. Many Ettl Farm houses on the Stone Cliff Road are considered premium because they back to the woods (houses with even numbers) and have walk out basements, because of the topography of the street.

In many of such houses  you could find finished basements  with such amenities as spas, saunas, game rooms, gyms, and even second kitchens. Often there is a separate entry to the basement.

This layout makes these homes convenient for buyers of Princeton real estate who may have children, need space for visitors, enjoy the additional entertaining spaces.

Ettl Farm homes for sale range in price from $1,250,000 to $1,570,00 in 2008, when 5 houses were sold. While there are Princeton homes for sale languishing on the market, houses in Ettl Farms have all sold, when priced correctly. The time to sell these Princeton properties ranged for 28 days to 170 days.

Children who live in Ettl Farm attend Johnson Park elementary school, John Witherspoon elementary and Princeton High schools.

Princeton school system provides bus transportation for Johnson Park elementary and John Witherspoon middle school students who live more than two miles form school and High School students who live more than two and one-half miles from school.  Bus passes are mailed out the third week of August.

The Princeton homes in the Preserve have each a distinctive look and feel unlike other Princeton homes for sale in developments that look very similar. This makes the development visually appealing. Preserve, Princeton has a private and seclude ambiance. There are only a few streets in the Preserve: Highland Terrace, Beach Hollow Lane and Oak Ridge Court offering private setting within a few miles of downtown Princeton. The styles of the houses range from traditional estate homes, Georgian colonials, to frank Lloyd Wright style and Danish country. This diversity reflects the variety of architectural preferences in this exclusive community.

Luxury Princeton homes here sell in the range of $2 million to $3  million. There were 3 sales in the last 5 years the highest being $3,000,000. The Princeton real estate market has had an impact on the home sales in this Princeton neighborhood. The lowest price for Princeton houses sold in the Preserve was for 163 Highland Terrace at $2,100,000. This Princeton property sold in 08/2007 for just a bit more than the sale price of $2,025,000 in 2001.
151 Highland Terrace sold for $2,600,000 in 09/2006 ( having being reduced from $3,475,000) and just a bit less then it was sold in 08/20002 for $2,650,000.

Selling Princeton Real Estate and a St. Joseph Statuette

I heard such stories before, but what really surprised me was the fact reported in WSJ Blog. St.JosephStatue.com company has released an index of the company sales comparing it  to the Case- Shiller Home Price Index.

St.JosphStatue.com index shows the sale of statues on the rise in 17 out of 20 markets tracked by the Case-Shiller. Best sale of statues was in the areas with the home prices were at their worst. If these numbers are accurate, it would suggest home sellers across the country are looking for help from the “higher authority”.
Some blog commentators reported this method having worked for them, while others suggested WSJ is “having a hard time finding feel good real estate stories”.

West Windsor NJ Real Estate Market Report – June 2008 and First 180 Days 2008

I.West Windsor Real Estate Statistics June 2008 and First Half 2008  Summary  

The West Windsor NJ real estate
market report for June 2008 is important as it completes the
picture for the first six months of 2008 and also covers the usually
busiest real estate market in the summer. The West Windsor real estate
statistics show significant 26% decline in the number of houses listed
for June 2008 and 12% decline for the first six months 2008, compared
to the same periods in 2007.

With fewer houses on the market, there were declines in the number of West Windsor homes sold in June 2008 and in the first half of 2008, compared to  the same periods in 2007. These declines are 13% and 16% respectively. The average price decline of 2% for homes sold in West  Windsor could be considered moderate for the first 180 days in 2008, compared to 2007, reflective of the relative limited inventory.

What Is The Risk Of Princeton Real Estate Prices Declining?

Princeton Real Estate And Real Estate Around The Country
What is the risk of real estate prices in Princeton, as well as homes in Montgomery, West Windsor and other surrounding towns, going down in the next several years?

I am not exaggerating when I say this is the question everyone asks me these days, even people who are not planning to buy or sell their home in the near future. My answer usually includes words to the effect of not having a crystal ball, accompanied by the description of exactly what has already happened in Princeton real estate and why. For some areas in the country there are companies that measure risk of future real estate price declines.

PMI Mortgage Insurance Company ranks the nations 50 largest metropolitan statistical areas (MSA)  according to the likelihood the home prices will be lower in two years. They recently released their report for the Summer 2008. The positive news in what their index shows is that the risk declined in approximately 86% of the 381 MSAs tracked. The negative news is that the risk continues to intensify in areas with previous fast increases of home prices:

“  In general, risk continued to intensify in many of the MSAs where home price growth had significantly exceeded historical norms during the housing boom, but continued to decline in many other areas across the country.” Of the 50 MSAs, 15 in the two highest risk categories were in California, Florida, Nevada, and Arizona.

The PMI report shows the highest risk of future price declines in:

  • Riverside-San Bernardino-Ontario, CA (95.5)
  • Fort Lauderdale-Pompano Beach-Deerfield Beach, FL (92.2),
  • West Palm Beach-Boca Raton-Boynton Beach, FL (91.9)

The areas with the lowest risk of price declines are each at less than a 1 percent chance:

  • Fort Worth-Arlington, TX,
  • Dallas-Plano-Irving, TX
  • Pittsburgh, PA

The index takes into account many factors including affordability, home price appreciation and unemployment, which rose across all MSAs on average of 5.37%. The East coast has seen some of the larger unemployment increases, with the Edison-New Brunswick(one of the few New Jersey towns tracked) increasing 1.17%, this being the 4-th highest increase in this region.

Princeton real estate, Montgomery, and West Windsor are not included in this index, so no such statistical data is available for us to analise. Helping my clients understand local real estate often boils down to understanding the market on the level of the specific neighborhood, housing development, particular price range and even a specific house.

For example, now I see relatively limited supply and therefore pent up demand for a certain type of Princeton houses in the $1.3ml – $2ml price range. When such houses come on the market , they sell quickly, sometimes within a week of going on the market. Houses that do not meet the demands of the buyers, although relatively similar, continue to linger and have price reductions. The interesting part of this phenomenon is the right timing. Right timing means the right price and marketing based on the understanding of the supply and demand for Princeton real estate on the micro level of an individual house, street,a development and Princeton neighborhood.
