It shows significant changes compared to 2008. This information is important for <a title="west windsor nj home buyers" href="http://www.princetonrealestatehomes.com/real-estate-buyers">home buyers</a> and <a title="west windsor nj home sellers" href="http://www.princetonrealestatehomes.com/real-estate-sellers">sellers</a>.</p>
<h3>Princeton Junction /West Windsor &#8211; Houses For Sale Summary</h3>
<ul>
<li>Both<strong> median and average prices of houses sold in West Windsor</strong> have declined by 11%.</li>
<li>The biggest change is in the <strong>numbers of houses sold</strong>, which declined by 63%. This would be alarming if not for the good news in the number of houses pending.</li>
<li>Pending represents the houses gone under contract in January 2009 and indicates sales/closings in the next several months. This number has increased 83% compared to January 2008.</li>
<li>This could be an indication that many home buyers believe that <strong>West Windsor real estate</strong> prices are close to the bottom and are coming back to the market.</li>
<li>There are fewer <strong>Princeton Junction houses for sale</strong> active then during the same period last year. Fewer houses on the market should keep the downward pressure on the prices more in check.</li>
<li>Another piece of good news is that of houses sold &#8211; 83% did so in 60 days or less.</li>
</ul>
<h3>Princeton Junction /West Windsor &#8211; Condos For Sale Summary</h3>
<ul>
<li>It is difficult to draw a conclusion in regard to<strong> real estate condos prices</strong>, since the median shows a 12% increase, while the average prices shows 7% decline. Median prices usually are more reflective of the condition of real estate, so the condos seem to have been less effected then single family homes.</li>
<li>The<strong> number of condos sold</strong> has declined 25, but also not as dramatically as for <strong>Princeton Junction/ West Windsor</strong> single family houses.</li>
<li>The number of condos pending has remained the same as in January 2008.</li>
<li>The number of condos for sale active on the market has increased. Increase in inventory could produce downward pressure on the prices going forward.</li>

It&#8217;s important to work with a <a title="Princeton real estate agents - Faina Sechzer" href="http://www.princetonrealestatehomes.com/about/">Princeton real estate agent </a>knowledgeable to provide the meaning to this information.</p>

<h3>Princeton Borough Real Estate &#8211; Summary</h3>
<ul>
<li><strong>Princeton Borough real estate</strong> market report for January 2009 is a case in point of understanding information. Data shows that the <strong>median price of single family homes</strong> in<strong> Princeton Borough</strong> has declined  77% and the <strong>average price</strong> has declined 76%.</li>
<li>This information could be devastating for all <a title="Princeton homes for sale sellers" href="http://www.princetonrealestatehomes.com/real-estate-sellers">homes sellers in Princeton</a>, unless they understood what is behind this data. The <strong>Princeton Borough real estate prices</strong> appear to be high in January 2008 because there were only two sales and they were over $2 million. This makes the $680,000 median price for January 2009 look much lower in comparison. Simply put, there is very little data to make meaningful conclusions.</li>
<li>What appears to be good news &#8211; a 200% <strong>increase in the number of homes sold</strong> may also not be a reliable indicator of improvements in the <strong>Princeton Borough real estate</strong> sales. The reason is the same &#8211; not enough data to draw meaningful conclusions. There were only two sales of single family homes in the Borough in January 2008.</li>
<li>The <strong>Princeton Borough number of houses pending</strong> could be the more reliable indicator. This number shows how many houses went under contract in January 2009 and are presumed to close in the next several months. This number has remained the same as in January 2008, indicating that real estate in Princeton has not been effected as severely as the rest of the country.</li>
<li>There were no <strong>Princeton Borough condos </strong>sold or pending in January 2009. In January 2008 there was one sale and two pending.</li>
<li>50 % of the houses sold in 60 days or less.</li>
</ul>

<p>In summary the data shows declines (compared to January 2008) for the <strong>Princeton Township real estate</strong> in both median and average prices of houses sold, decline in the number of houses sold and in the number of houses pending (houses that went under contract). The big decline in the number of houses pending, is particularly concerning since it provides the outlook for the sales in the next several months.<br />

Princeton real estate</strong> in general has maintained relative stability and showed increases in median prices of houses sold in 2008 and over the last year. <p>These numbers reflect ongoing economic weakness resulting in the loss of many jobs. Uncertainty over the future is effecting <strong>Princeton area  home buyers</strong> who are concerned both with their financial situation and the concern that  real estate price will continue to decline. The one bit of positive news is that the percentage difference between the sale price and the asking price has decreased indicating the more realistic home pricing by home sellers and real estate agents.</p>

There were 2 sales compared to none in 2008.</p>

<p><strong>How&#8217;s Princeton NJ real estate?</strong> The answer depends on your specific part of the <strong>Princeton real estate market</strong>. <a title="Princeton Luxury Homes For Sale $3,00,00 +" href="http://www.princetonrealestatehomes.com/princeton-nj-homes-for-sale-3000000"> <strong>Princeton luxury homes for sale</strong></a> over $2,000,000 are not doing as well as the overall Princeton real estate market. Interestingly the conditions are different for Princeton Township and Princeton Borough. In the Princeton Borough four times as many homes were sold in this price range in 2008 then in 2007.</p>
<h3>Princeton Township Luxury Homes For Sale</h3>
<p>This is a relatively small market segment, representing less then 10% of all the Princeton homes for sale listed in 2008.</p>
<ul>
<li>There is an interesting difference between the luxury homes and the market in general.</li>
</ul>
<ul>
<li>Of the<strong> Princeton homes for sale</strong> listed over $2,000,000 only 21% sold, compared to 53% for the overall market. Luxury Princeton homes took 190 days to get under contract, almost twice as long as for all Princeton homes for sale.</li>
</ul>
<ul>
<li>Homes over $3,000,000 have not fared well in terms of the numbers sold. Only one of them sold (out of 16 listed) and none sold over $4,000,000. The same number sold in 2007, but the number of listed homes then was only 6.</li>
<li>When the supply greatly outweighs the demand it creates downward pressure on the sale prices.</li>
</ul>
<h3>Princeton Borough Luxury Homes For Sale</h3>
<p>The<strong> Princeton Borough luxury home</strong>s are doing better then in the homes in this market segment in the Princeton Township.</p>
<ul>
<li>40% of the 20 <strong>Princeton Borough homes</strong> listed over $2,000,000 sold.</li>
</ul>
<ul>
<li>The category of homes sold over $3,000,000 was most popular.  Of the 5 houses listed 4 sold, almost twice as many as in 2007.</li>
</ul>
<ul>
<li>Princeton homes for sale, especially in the Borough continue to generate home buyer demand.</li>
</ul>
<h3>The Bottom Line</h3>
<ul>
<li>The conditions for the luxury Princeton real estate are different for the Princeton Borough and the Princeton Township.</li>
</ul>
<ul>
<li>In the Township and the Borough the supply outweighs the demand with more homes being listed then in 2007, which could bring further downward pressure on the prices.</li>
</ul>
<p><strong>The good news is that the Princeton Borough continues to be attractive for the luxury home buyers, resulting in 4 times the number of sales as in 2007.</strong></p>

The report contains some positive news, unlike most of the country that suffered much more severe real estate downturn. Here are several key observations:</p>

<li>The good news is that the average price of $625,064 has increased 5% compared to the prices 5 <a href="http://princetonrealestatehomes.com/files/2009/01/montg-market-report-binder1.jpg"><img class="alignright size-full wp-image-309" src="http://princetonrealestatehomes.com/files/2009/01/montg-market-report-binder1.jpg" alt="" width="250" height="187" /></a>years  ago.  Many people who bought their homes before 2003 may still see positive appreciation. <li>The not so good news -the average price of homes sold in Montgomery has declined 7% in 2008 vs. 2007.</li>
<li>The highest average price of the homes sold in Montgomery Township in the last 5 years was in 2005. It has declined 8% since that high.</li>
<li>The number of homes sold has declined 16%. This is coupled with an almost corresponding decline in the number of houses listed, reflecting the sellers&#8217; hesitation of selling in this market.</li>
<li>The &#8220;days on the market&#8221; has increased very slightly compared to last year, but rather significantly -70% from 2005, when the houses were selling in record times.</li>
<li>The highest average sold price was $2,300,000 -reflection of the buyers continued interest in the Montgomery Township luxury real estate. This is a 47% increase since 2004.</li>
<li>It is important for buyers and sellers to understand how how these results compare  with the surrounding communities. In Princeton average price has increased 10%, in Hopewell &#8211; it has declined 9%, and in Pennington &#8211; increased 14% compared to last year. The number of houses sold has declined significantly in these communities as well as in Montgomery.</li>

<li>Average price of homes sold in Princeton has increased every year since 2004. This is the most amazing piece of news, given what has transpired in the rest of the financial and real estate markets around the country.</li>
<li>Average price of a houses sold in Princeton has increased cumulatively 30%. The largest increase of 15% compared to the previous year, has occurred in 2005.</li>
<li>The number of Princeton houses sold in 2008 has decreased drastically by 22%. Princeton has not been completely immune to the bad real estate market. Compared to 2005 this decrease is a whooping 40%. Read my analysis in the upcoming post.</li>
<li>Maximum Price for a Princeton house sold was $4,125,000 &#8211; the highest since 2005, and a 11% higher then in 2007.</li>
<li>The number of houses listed in Princeton Township has declined more then in Princeton Borough -24% and -18% respectively.</li>
<li>Days on the market has increased for Princeton Township by 14%, but declined for homes sold in the Princeton Borough by 15%. This article, part of the continued Princeton Real Estate Market Reports series, examines Princeton real estate homes for sale from the perspective of the price changes in Princeton Township in 2003- 2008 (up to and including September 2008). In the previous article I looked at <a title="princeton real estate - number of houses sold 2003-2008" href="http://www.princetonrealestatehomes.com/princeton-township-real-estate-sales-2003-2008">Princeton real estate housing</a> demand for a perspective of the trend in the number of Princeton homes sales. </span></p>
<p><span style="font-size: small">The results are different for Princeton houses and Princeton condominiums and so I looked at them separately. I looked at both the average and the median prices since they could be different and even misleading.<br />

<p>Interestingly, many home buyers and sellers and real estate agents do not understand the differences and what these numbers mean.</p>
<p><span style="color: #800000"><strong>Princeton Township real estate home prices (excluding condominiums)</strong></span></p>
<p>The median prices have decreased compared to the prior year only in 2006. The average prices have decreased only in 2007. Median prices of houses sold in Princeton Township increased by 36% since 2003, while the average sales prices have increased 31%. In 2008 the median price has increased by 6% and the average has increased by 8%.</p>
<p>This is by no means an indication that if you are a home seller in Princeton you could expect your home to sell for 6-8% more compared to last year. For example, average price in Princeton Ridge, one of the Princeton neighborhoods of stately houses, has declined by 22%. You have to work with an expert who can interpret the data as it relates to your specific home.<br />

<p>The Princeton Township condos median sales prices have increased 61% since 2003, and the average prices have increased 69%. Both median and average prices have declined In 2008 (up through the end of September) 18% and 8% respectively.</p>

The basic question/concern Princeton real estate home sellers have is what is their home worth. Could you as a home seller assume that if the average prices are down/up nationally, or in New Jersey, or in Princeton, that your home is respectively worth less/more by the same percentage? And what about the median home prices? What is difference and which is a better indicator of what is going on in the Princeton real estate market?</span></p>
<p><span style="font-size: small">Unfortunately, there is little <a title="Clarity about Princeton real estate prices" href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-mercer-county-homes-who-else-wants-clarity-about-real-estate-prices">clarity about Princeton real estate prices</a>. Neither of these statistics provide a reliable indicator of the local housing prices trends in Princeton as well as the surrounding communities? Let&#8217;s examine some of the reasons.<br />
</span></p>
<h3><span style="color: #800000">I. Real estate is “micro local”</span></h3>
<p>You can’t apply the national or even New Jersey state real estate statistics to Princeton. Even more so, the aggregate Princeton sales prices may not apply to your home. The condition of real estate varies not just from town to town, but also in <a title="Princeton real estate prices 2003-2008" href="http://www.princetonrealestatehomes.com/princeton-township-real-estate-housing-prices-2003-2008">different price ranges</a>, in different Princeton neighborhoods and developments, and in single homes vs. condominiums.</p>
<h3><span style="color: #800000">II. What are Median and Average Home Sales Prices</span></h3>
<p>Let’s start by looking at the difference between the median and the average prices and what it means when it comes to real estate. Many buyers and sellers ask me about this difference. Interestingly, many real estate agents ask me to explain the difference to them as well. Let’s refresh the definitions. Here is an example given by<a title="Dr. Math" href="http://mathforum.org/library/drmath/view/58326.html"> Dr. Math</a> .</p>
<p>“The MEAN is the arithmetic average, the average you are probably used to finding for a set of numbers &#8211; add up the numbers and divide by how many there are:</p>
<p>(80 + 90 + 90 + 100 + 85 + 90) / 6 = 89 1/6.</p>
<p>The MEDIAN is the number in the middle. In order to find the median, you have to put the values in order from lowest to highest, then find the number that is exactly in the middle:</p>

since there is an even number of values, the MEDIAN is between these two, or it is 90. Notice that there is<br />
exactly the same number of values ABOVE the median as BELOW it!”</p>
<p>For Princeton real estate this means median prices and average prices could be different. For towns, neighborhoods, and housing developments where homes are priced within a small range, these differences could be insignificant. For example, if you have 5 Princeton homes similarly priced $1,000,000; $1,100,000;$1,050,000; $1,025,000; $1,090,000 the average price is  $1,053,000. Median Price would be $1,050,000 ( with two homes below this price and two homes above this price) which is very close to the average.</p>
<p>When the prices for homes for sale vary greatly, as is the case in Princeton and many surrounding towns, there would be a significant difference between the homes median and average sales price. For example, if there were 5 Princeton homes sold and priced $500,000; $700,000; $1,300,000;$1,500,000; $3,000,000 -the average price is $1,400,000 and the median price is $1,300,000.</p>
<h3><span style="color: #800000">III. Problems with Princeton real estate average and median home prices</span></h3>
<p><strong>1. Median and average prices could be different</strong>, as explained above.<br />
Median home price in Princeton Township (excluding condos) in 2006 was up 23%, while the average price was up was up only 9% compared to 2005.</p>
<p><strong>2. Median and average prices could be moving in opposite directions.</strong></p>
<p>Princeton median home price (excluding condos) in 2006 was down 6%, while the average price was up 18% compared to 2005. In 2007 the situation reversed. The median price was up 10% and the average price down 12%.</p>
<p><strong>3. How to male sense of the numbers</strong></p>
<p>The way to understand Princeton real estate average and median prices is to know the underlying series, i.e. individual transactions that went into calculating these prices. Competent Princeton real estate estate agent should be able to do it. The reason the average and median prices are not reliable indicator of how they affect the price of your home is because they do not track the sale of the same properties over years, but rather represent prices of the mix of the homes for sale during a particular period. If more expensive homes where sold year #1 compared to year #2, the prices would be higher. Yet the price of a home sold in year #1 could be less then in year #2. It is this change that is most meaningful. Unfortunately, such tracking does not exist for Princeton.<span style="color: #800000"><br />

<h3><span style="color: #800000">IV. Reporting of real estate homes sales prices</span></h3>
<p><strong>1. The available data may not be meaningful.</strong><br />
For Princeton real estate buyers and sellers it’s important to understand what is being reported. The most meaningful way to understand real estate prices is based on the Case-Shiller index, because it tracks sales of the same properties over the years. This index is not updated as often as home sales prices, so real estate reports in the press are often based on the average and median prices, which could often be meaningless, as shown in the example above. Unfortunately, the Case-Shiller index does not cover many areas in the country and does not cover Princeton. Applying real estate trends and statistics reported by the national press for Princeton homes for sale could produce very misleading results. Even when local statistics are available, they have to be understood on a deep level by those offering them, so they could offer appropriate guidance to the home sellers and buyers who rely on them for making decisions regarding their homes.</p>
<p><strong>2.Tracking statistics on a deep level is a complicated and time consuming.</strong></p>
<p>Many real estate agents simply use reports provided by MLS which are based either on median or average prices for a municipality. These prices are not enough to understand the “micro local” trends. To truly understand the trends in the Princeton real estate prices the agents need to know and understand the individual transactions that go into the aggregate statistics reported by the MLS.</p>
<h3><span style="color: #800000">V.  Who is doing the reporting</span></h3>
<p><strong>1. Press and media reporting.</strong><br />
If the goal of the press is to generate sales for their reporting -the more dramatic the headlines, the better are the chances for the story to generate interest. If I was reporting on the condition of the Princeton real estate in 2006 I could choose either of these headlines: “Median prices are in decline after 2005 highs” or  “Average home prices in Princeton rise dramatically while falling everywhere else&#8221;. Both of the statements would communicate the factual data while delivering the opposite messages. This could be totally misleading for the general public and to the agents who do not do independent research.</p>
<p><strong>2. Real estate agents’ reporting</strong>.<br />
If the real estate agents’ motivation is to sell homes, the statistics could be used to further this goal. While the agents are supposed to provide factual data, the example above shows how easy it would be to spin the story based on one’s motivation. The key here is to find a<a title="Princeton real estate agent" href="http://www.princetonrealestatehomes.com/about"> <strong>good Princeton agent</strong></a> who will cut out the spin.
