</strong></p>
<p><strong>Princeton real estate</strong> is not completely immune from the woes of the housing market and the general economic recession everywhere else in the country. We discussed the <a title="Effect on Princeton homes for sale of President Obama, Tarp, bailout" href="http://www.princetonrealestatehomes.com/princeton-nj-president-obamas-tarp-and-bailout-plans-effect-on-princeton-homes-for-sale/">effect of President&#8217;s Obama, TARP </a>and potential actions by US Senate in my <a title="Effect on Princeton homes for sale of President Obama, Tarp, bailout" href="http://www.princetonrealestatehomes.com/princeton-nj-president-obamas-tarp-and-bailout-plans-effect-on-princeton-homes-for-sale/">previous article</a>. TARP has already had impact on<strong> Princeton real estate</strong> having stabilized banking companies and thus preventing further job losses. Many homeowners in <strong>Princeton area</strong> work in financial and related industries and the relatively low foreclosure rate in the area could have been much higher without TARP.</p>
<p>Last evening, the United States Senate unanimously passed a bipartisan amendment, creating a $15,000 tax credit to individuals who purchase a home in the next year. Senators Johnny Isakson (R-GA) and Joe Lieberman (ID-CT) were the sponsors of the amendment. here are the highlights so far:</p>
<ul>
<li>Direct tax credit twill apply o any home-buyer who purchases any home.</li>
<li>The amount of the tax credit would be $15,000 or 10 percent of the purchase price, whichever is less.</li>
<li>Purchases must be made within one year of the legislation’s enactment, and</li>
<li>The tax credit would not have to be repaid.</li>
<li>The amendment would allow taxpayers to claim the credit on their 2008 income tax return.</li>
<li>Allowes only purchases of a principle residence</li>
<li> Recaptures the credit if the home is sold within two years of purchase (tp prevent misuse)</li>
<li>The amendment would sunset the current $7,500 housing tax credit on the date of enactment.</li>
</ul>
<p>While the final details of the Stimulus Bill are still being debated, these provisions would help stabilize <a title="Princeton real estate housing market 2004-2008" href="http://www.princetonrealestatehomes.com/princeton-real-estate-housing-market-2004-2008"><strong>Princeton real estate </strong></a>by making <strong>purchasing a home in the Princeton area</strong> more affordable for the <a title="Fist time real estate buyers" href="http://www.princetonrealestatehomes.com/real-estate-buyers">fist time buyers</a>. It would also encourage the buyers who were waiting on the sidelines to come in the market to take advantage of this credit.</p>

<p><a title="Princeton NJ market report 2004-2008" href="http://www.princetonrealestatehomes.com/princeton-real-estate-housing-market-2004-2008/"><strong>New Jersey real estate</strong></a> <strong>property</strong> taxes are too high &#8211; say 95.5% of the people surveyed by the NJAR® Governmental Research Foundation.  If you live in<a title="Princeton NJ" href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-about-princeton-nj-relocating-and-living"> <strong>Princeton NJ</strong></a>, or any other town in the state of New Jersey your reaction may be: &#8220;Duh&#8230;&#8221;. You don&#8217;t need this study to know the obvious -you have your bank accounts as proof:)</p>
<p>Recently we examined the effects of the proposed initiatives of <a title="Princeton homes for sale -effects of the stimulis " href="http://www.princetonrealestatehomes.com/princeton-nj-president-obamas-tarp-and-bailout-plans-effect-on-princeton-homes-for-sale/">President Obama, TARP and Senate on the Princeton NJ homes for sale</a>. This study some obvious and some interesting facts.</p>
<h3>NJ Real estate property taxes</h3>
<p>On the solution to reduce NJ property taxes the study* found:</p>
<ul>
<li>36.3 percent favor consolidation of government services,</li>
<li>26.8 percent favor changing the way schools are funded,</li>
<li>12.8 percent favor reforming the state pension system, and</li>
<li>12.3 percent favor reducing government services.</li>
<li>40.2 percent believe reducing taxes and government fees is the most important issue government leaders should work on in the next two years.</li>
</ul>
<p><a title="Princeton New Jersey" href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-about-princeton-nj-relocating-and-living"><strong>Princeton NJ residents</strong></a> know that several attempts to consolidate <strong>Princeton Borough</strong> and <a title="Princeton township real estate tax assessment" href="http://www.princetonrealestatehomes.com/princeton-township-real-estate-tax-revaluation/"><strong>Princeton Township</strong></a> have been defeated. It&#8217;s interesting, but not surprising given the traditional NJ political stance,  that there is no overwhelming support for reducing government services.</p>
<h3>New Jersey Real Estate Transfer Tax</h3>
<ul>
<li>47.4 percent of residents support a proposal to eliminate state realty transfer fees.</li>
<li>86 percent oppose the idea of imposing a local realty transfer fee.</li>
<li>67 percent oppose the concept of enacting a seasonal rental tax.</li>
</ul>
<p>It&#8217;s interesting that less then half of the surveyed want to eliminate realty transfer fees.  I have not met <a title="Princeton real estate home buyers" href="http://www.princetonrealestatehomes.com/real-estate-buyers"><strong>Princeton home buyers </strong></a>who decide not to buy their home because of the transfer taxes.</p>
<h3>Stimulating NJ Economy</h3>
<ul>
<li>95.5 percent believe that the real estate industry and housing market are important to New Jersey&#8217;s overall economy,</li>
<li>52.6 percent of people believe the state is on the wrong track,</li>
<li>32.5 percent believe it is headed in the right direction,</li>
<li>34 percent believe improving the economy and attracting more jobs to the state is the most important issue facing New Jersey.</li>
<li>67.4 percent oppose raising the gas tax to pay for expanding and improving the state&#8217;s transportation infrastructure.</li>
<li>54 percent prefer creating conditions that give incentives to builders to construct affordable housing rather making polices that require them to do so.</li>
<li>76.7 percent opposed eminent domain being used for the purpose of economic development.</li>
</ul>
<p>Overall, the findings are not surprising. New Jersey believes in the critical importance of the <a title="Princton NJ housing market " href="http://www.princetonrealestatehomes.com/princeton-real-estate-housing-market-2004-2008"><strong>housing market</strong></a>, wants government to reduce real estate taxes and fees, yet not willing to to use eminent domain or reduce governments services.<br />
May be it does come under the category of &#8220;duh&#8221;:)</p>

President Obama&#8217;s plans could help <strong><a title="search Princeton NJ Homes for sale" href="http://www.princetonrealestatehomes.com/princeton-home-search">Princeton homes for sale</a></strong>; TARP has already had impact on the <strong>Princeton real estate i</strong>ncluding <a title="info for first time home buyers of princeton homes for sale" href="http://www.princetonrealestatehomes.com/real-estate-buyers"><strong>first-time homes buyers</strong></a>, <a title="Info for homes sellers of Princeton homes for sale" href="http://www.princetonrealestatehomes.com/real-estate-sellers/"><strong>Princeton home sellers</strong></a> and many homeowners<strong>. </strong><br />
<strong>Princeton real estate homes for sale</strong> remained relatively immune to the devastating affects of the economy meltdown with <a title="Princeton homes for sale prices housing report" href="http://www.princetonrealestatehomes.com/princeton-real-estate-housing-market-2004-2008/">median prices of Princeton homes for sale</a> up and the foreclosures levels are relatively low. This may not continue if further fiscal interventions are not made.</p>
<p>The conditions in<a title="Princeton NJ" href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-about-princeton-nj-relocating-and-living"> Princeton</a> and neighboring towns of <a title="Hopewell NJ real estate market housing report 2004-2008" href="http://www.princetonrealestatehomes.com/hopewell-real-estate-housing-market-report-2008-2004/">Hopewell homes for sale</a>, or for <a title="Montgomery Homes for sale market report" href="http://www.princetonrealestatehomes.com/montgomery-township-real-estate-housing-report-2008-2004/">Montgomery Township real estate</a>, where the median prices have already declined.</p>
<p>Even with the <a title="Median prices princeton real estate housing report" href="http://www.princetonrealestatehomes.com/princeton-real-estate-housing-market-2004-2008/">median prices of Princeton</a> real estate being up, many homeowners who bought their Princeton homes in the last several years and had to sell now, did so for prices equal or less to what they paid.</p>
<p>This week I discussed with a Princeton economist the impact on the <strong>Princeton homes for sale</strong> of the President Obama&#8217;s plans and the Proposals in the Senate. These ideas would apply to Hopewell real estate and to homes for sale in Montgomery Township. Here are the highlights of this discussion along with my interpretations:</p>
<ul>
<li>Many residents of Princeton, Hopewell, West Windsor and Montgomery Township are employed in the financial and related businesses in New York. That&#8217;s why <a title="Princeton -relocating nd living" href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-about-princeton-nj-relocating-and-living">Princeton is a great place for people relocating</a> and moving from other areas. It is also why stabilizing financial institutions has critical impact on the Princeton real estate.</li>
</ul>
<ul>
<li>TARP has already helped by infusing money into financial institutions and preventing many local residents from loosing their jobs.</li>
</ul>
<ul>
<li>Had the financial sector on New York been not helped by TARP, Princeton would have not been the relative oasis of housing stability compared to other areas in the country. Employees in the financial sector loosing employment would drive up the foreclosures which so far have been few in the area.</li>
</ul>
<ul>
<li>Various assistance parts of the bailout provisions could help first time <a title="Info on princeton homes for sale for buyers" href="http://www.princetonrealestatehomes.com/real-estate-buyers">Princeton home buyers</a> and as well as many homeowners.</li>
</ul>
<ul>
<li>The Federal program to buy mortgages to drive the mortgage rates to the 4.5% could help first time buyers to be able to afford Princeton homes for sale. It could also help those who&#8217;s income has been effected by the pay cuts to refinance and hold on to their homes, preventing rise in foreclosures and further declines in the real estate prices.</li>
</ul>
<ul>
<li>The plan to use TARP to establish a special bank to buy toxic assets would shore up the banks&#8217; balance sheets so they could start lending. Available credit could help both first time<strong> Princeton home buyers</strong> and those who need to refinance.</li>
</ul>
<ul>
<li>Senate&#8217;s idea discussed now to offer 4% fixed 30 year mortgage rates could provide a big boost to Princeton home buyers. As proposed, it would reward those who have good credit history and saved for the down payment on their home in <strong>Princeton, Hopewell or Montgomery Township.</strong></li>
</ul>
<ul>
<li>Princeton is not an inexpensive choice for many home buyers. Lowering the mortgage interest rates and the idea of $7500 to $15,000 credit for first time home buyers could make more buyers to come able to afford Princeton homes for sale.</li>
</ul>
<ul>
<li>Assisting first time home buyers could do a lot for the whole spectrum of <strong>Princeton homes for sale</strong>. When <strong>first time home buyers </strong>come into the market it has a trickle up affect and triggers more transactions in the higher price ranges.</li>

<li>50% of the buyers used social networking sites such as FaceBook and MySpace during their search.</li>
</ul>
<ul>
<li>Typical Internet searcher was 35 years old and visited a median 15 homes.</li>
</ul>
<ul>
<li>Typical non-Internet home buyer was 52 years old and saw a median 7 homes.</li>
</ul>
<ul>
<li>The typical home buyer searched for a home for a median 12 weeks.</li>
</ul>
<h3><span style="color: #800000">Sellers&#8217; Marketing Strategies</span></h3>
<p>It is easy to see that Internet is one of the most important tools the buyers use in their search. This means you as a seller have to have the kind of Internet presence that beats ll the other competing Princeton homes for sale.</p>

<li>Being on the Realtor.com is just simply not enough.</li>
</ul>
<ul>
<li>There are a lot of young buyers which means your marketing strategy has to be targeting this demographic.</li>

<p><span>Back at the end of the summer 2008, I wrote an article <a title="Multiple offers in Princeton NJ" href="http://www.princetonrealestatehomes.com/princeton-real-estate-buyers-market-and-multiple-offers/">&#8220;Princeton Buyers Market and Multiple Offers&#8221;</a> about </span></p>

<p><span>multiple offers happening at that time. Last week <a title="Antoinette Martin NYT" href="http://topics.nytimes.com/top/reference/timestopics/people/m/antoinette_martin/index.html">New York Times reporter</a> Antoinette Martin to ask if this is still the case. My answer was that it is still possible -some Princeton properties for sale still have multiple offers. I wanted to to take a broader look at the issue, not limited to my experience only.  I examined all the home sales in Princeton New Jersey in the last 6 months to see how many Princeton NJ homes sold over asking price. Princeton property sale over asking price is usually a good indication of several buyers competing for the specific Princeton house. </span></p>
<p>This is what I found.</p>
<p>1. In the period of June &#8211; September 2008 out of 103 Princeton houses sold, 18 (17%) were sold over the asking price. Thirteen houses out of these 18 &#8211; were sold for less then $1,000,000.</p>
<p><span>2. In the period September -December 2008 the situation changed. There were only 51 houses sold in NJ Princeton. Of them 2 (4%) were sold over asking price. </span></p>
<p>3. There were homes that sold over asking price multiple times. What made these homes special? I found several common threads:</p>
<p><span>- desirable location combined with amenities, such as 134 Moore Street, and 229 Moore Street, NJ Princeton.</span></p>
<p>- pricing the homes at the pre- 2005 prices.</p>
<p><span>4. The increase over asking price for many of these Princeton homes was nominal. The ones that had significant increases had either superior location, such 21 Vernon Circle, NJ Princeton or had lowered the price to the level that attracted multiple buyers.</span></p>
<p><span>5. Multiple resales. Five Princeton houses sold over asking price were sold in the last 5 years. Three out of these five, were priced below the sale price in 2005 and 2006.</span></p>
<p>6. Of the Princeton houses sold over asking price only 2 lowered the price after the initial listing price. This is very important information for home sellers in NJ Princeton. If the home is priced right from the beginning it could attract multiple offers even in the weak market.</p>
<p>7. The situation was different for Montgomery Township homes for sale. During the period June -December 2008 there were 132 homes sold in Montgomery Township. Only 8 (6%) were sold over the asking price.</p>
<p>8. For Hopewell homes for sale there were 103 sold during this period, with four (5%) over the asking price.</p>

The basic question/concern Princeton real estate home sellers have is what is their home worth. Could you as a home seller assume that if the average prices are down/up nationally, or in New Jersey, or in Princeton, that your home is respectively worth less/more by the same percentage? And what about the median home prices? What is difference and which is a better indicator of what is going on in the Princeton real estate market?</span></p>
<p><span style="font-size: small">Unfortunately, there is little <a title="Clarity about Princeton real estate prices" href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-mercer-county-homes-who-else-wants-clarity-about-real-estate-prices">clarity about Princeton real estate prices</a>. Neither of these statistics provide a reliable indicator of the local housing prices trends in Princeton as well as the surrounding communities? Let&#8217;s examine some of the reasons.<br />
</span></p>
<h3><span style="color: #800000">I. Real estate is “micro local”</span></h3>
<p>You can’t apply the national or even New Jersey state real estate statistics to Princeton. Even more so, the aggregate Princeton sales prices may not apply to your home. The condition of real estate varies not just from town to town, but also in <a title="Princeton real estate prices 2003-2008" href="http://www.princetonrealestatehomes.com/princeton-township-real-estate-housing-prices-2003-2008">different price ranges</a>, in different Princeton neighborhoods and developments, and in single homes vs. condominiums.</p>
<h3><span style="color: #800000">II. What are Median and Average Home Sales Prices</span></h3>
<p>Let’s start by looking at the difference between the median and the average prices and what it means when it comes to real estate. Many buyers and sellers ask me about this difference. Interestingly, many real estate agents ask me to explain the difference to them as well. Let’s refresh the definitions. Here is an example given by<a title="Dr. Math" href="http://mathforum.org/library/drmath/view/58326.html"> Dr. Math</a> .</p>
<p>“The MEAN is the arithmetic average, the average you are probably used to finding for a set of numbers &#8211; add up the numbers and divide by how many there are:</p>
<p>(80 + 90 + 90 + 100 + 85 + 90) / 6 = 89 1/6.</p>
<p>The MEDIAN is the number in the middle. In order to find the median, you have to put the values in order from lowest to highest, then find the number that is exactly in the middle:</p>
<p>80   85   90   90   90   100<br />

since there is an even number of values, the MEDIAN is between these two, or it is 90. Notice that there is<br />
exactly the same number of values ABOVE the median as BELOW it!”</p>
<p>For Princeton real estate this means median prices and average prices could be different. For towns, neighborhoods, and housing developments where homes are priced within a small range, these differences could be insignificant. For example, if you have 5 Princeton homes similarly priced $1,000,000; $1,100,000;$1,050,000; $1,025,000; $1,090,000 the average price is  $1,053,000. Median Price would be $1,050,000 ( with two homes below this price and two homes above this price) which is very close to the average.</p>
<p>When the prices for homes for sale vary greatly, as is the case in Princeton and many surrounding towns, there would be a significant difference between the homes median and average sales price. For example, if there were 5 Princeton homes sold and priced $500,000; $700,000; $1,300,000;$1,500,000; $3,000,000 -the average price is $1,400,000 and the median price is $1,300,000.</p>
<h3><span style="color: #800000">III. Problems with Princeton real estate average and median home prices</span></h3>
<p><strong>1. Median and average prices could be different</strong>, as explained above.<br />
Median home price in Princeton Township (excluding condos) in 2006 was up 23%, while the average price was up was up only 9% compared to 2005.</p>
<p><strong>2. Median and average prices could be moving in opposite directions.</strong></p>
<p>Princeton median home price (excluding condos) in 2006 was down 6%, while the average price was up 18% compared to 2005. In 2007 the situation reversed. The median price was up 10% and the average price down 12%.</p>
<p><strong>3. How to male sense of the numbers</strong></p>
<p>The way to understand Princeton real estate average and median prices is to know the underlying series, i.e. individual transactions that went into calculating these prices. Competent Princeton real estate estate agent should be able to do it. The reason the average and median prices are not reliable indicator of how they affect the price of your home is because they do not track the sale of the same properties over years, but rather represent prices of the mix of the homes for sale during a particular period. If more expensive homes where sold year #1 compared to year #2, the prices would be higher. Yet the price of a home sold in year #1 could be less then in year #2. It is this change that is most meaningful. Unfortunately, such tracking does not exist for Princeton.<span style="color: #800000"><br />
</span></p>
<h3><span style="color: #800000">IV. Reporting of real estate homes sales prices</span></h3>
<p><strong>1. The available data may not be meaningful.</strong><br />
For Princeton real estate buyers and sellers it’s important to understand what is being reported. The most meaningful way to understand real estate prices is based on the Case-Shiller index, because it tracks sales of the same properties over the years. This index is not updated as often as home sales prices, so real estate reports in the press are often based on the average and median prices, which could often be meaningless, as shown in the example above. Unfortunately, the Case-Shiller index does not cover many areas in the country and does not cover Princeton. Applying real estate trends and statistics reported by the national press for Princeton homes for sale could produce very misleading results. Even when local statistics are available, they have to be understood on a deep level by those offering them, so they could offer appropriate guidance to the home sellers and buyers who rely on them for making decisions regarding their homes.</p>
<p><strong>2.Tracking statistics on a deep level is a complicated and time consuming.</strong></p>
<p>Many real estate agents simply use reports provided by MLS which are based either on median or average prices for a municipality. These prices are not enough to understand the “micro local” trends. To truly understand the trends in the Princeton real estate prices the agents need to know and understand the individual transactions that go into the aggregate statistics reported by the MLS.</p>
<h3><span style="color: #800000">V.  Who is doing the reporting</span></h3>
<p><strong>1. Press and media reporting.</strong><br />
If the goal of the press is to generate sales for their reporting -the more dramatic the headlines, the better are the chances for the story to generate interest. If I was reporting on the condition of the Princeton real estate in 2006 I could choose either of these headlines: “Median prices are in decline after 2005 highs” or  “Average home prices in Princeton rise dramatically while falling everywhere else&#8221;. Both of the statements would communicate the factual data while delivering the opposite messages. This could be totally misleading for the general public and to the agents who do not do independent research.</p>
<p><strong>2. Real estate agents’ reporting</strong>.<br />
If the real estate agents’ motivation is to sell homes, the statistics could be used to further this goal. While the agents are supposed to provide factual data, the example above shows how easy it would be to spin the story based on one’s motivation. The key here is to find a<a title="Princeton real estate agent" href="http://www.princetonrealestatehomes.com/about"> <strong>good Princeton agent</strong></a> who will cut out the spin. This article discusses a few points to keep in mind.<br />

<p><span style="font-size: small"><strong>Buying and selling a home is stressful</strong> -it  involves big changes in peoples lives, represents big financial stakes, and is often a very emotional process. The stress is more so now, given declining Princeton real estate and housing prices in some Princeton areas.</span></p>
<p>I bought and sold houses prior to becoming an a real estate agent. I know first hand how essential it is to select the right agent. When I switched careers to go into real estate, my goal was to provide the type of service I wanted when I was a buying and selling my own home.</p>
<p><span style="font-size: small">Unfortunately, the task of selecting a Princeton area real estate agent is not easy and there are a lot of myths surrounding what is a “good agent&#8221;.</span></p>
<p><strong><span style="color: #800000">1. “The best agent is the one who has the most listings&#8221;.</span></strong></p>
<p>The idea here is that the more listings the agent has the more experience they have. Some sellers also think that if so many others selected this agent, they must be good.<br />
Granted, there may be competent agents with many listings. On the other hand there is only so much time in the day and the more the listing an agent has, the less time they could dedicate to each. They may have an assistant, but then you would be hiring an assistant, not the agent.</p>
<p>I limit the number of clients I have, so I could give each the attention and personal service they deserve and reduce their stress as much as possible.</p>
<p><strong><span style="color: #800000">2. “The best agent is the one who agrees to the highest price for the home.”</span></strong></p>
<p>This one of the very dangerous misconceptions which could result in the exact opposite &#8211; a home taking a long time to sell, price reductions and more stress.</p>
<p>Real estate agents don’t set prices- the marketplace does. You should expect for the agent to understand the dynamics of the Princeton real estate market. How do you check for this understanding? Do it before you even meet the agent in person -look on the Internet for the articles and analysis the agent has written. Statistics could unfortunately be misleading and simply selecting reports from the MLS is not enough. To really understand what goes on in Princeton real estate, an agent needs to know and understand the history of individual transactions and be able to explain to you why sometimes similar properties sell for different prices.<br />
<strong><span style="color: #800000"><br />
3. “The best agent has been in the business for a long time&#8221;.</span></strong><br />
This could be true, but it may as well be false. Many agents have not changed the way they do business and do not understand the the mindset of the new generation of buyers. Facebook, Twitter, Skype, Flickr &#8211; these are just some of the names used by forward looking companies and even candidates for political office. These new media channels offer new opportunities for real estate as well.</p>
<p>When interviewing real estate agent to sell your Princeton home, ask how they participate in social networks and how they would use them to sell your home.<br />
<strong><span style="color: #800000"><br />
4. “Alphabet Soup” Designations</span></strong></p>
<p>The many letters abbreviations after the agents’ name indicate that they took a several hours course. I am all for continuing education ( and have enough degrees to prove it), but taking the course to get the designation would not make one an expert in anything.</p>
<p><strong><span style="color: #800000">5. The Final Test</span></strong></p>
<p>The test for selecting a real estate agent is called the “BS” (not the Bachelor of Science) meter. I borrowed the “BS meter” expression from this <a title="thestreet.com" href="http://TheStreet.com http//www.thestreet.com/s/how-to-pick-the-best-real-estate-agent-for-you/funds/life-lessons-one-zero-one/10430938.html?puc=googlen&amp;cm_ven=GOOGLEN&amp;cm_cat=FREE&amp;cm_ite=NA">TheStreet.com</a><a title="Thestreet.com" href="http://www.thestreet.com/s/how-to-pick-the-best-real-estate-agent-for-you/funds/life-lessons-one-zero-one/10430938.html?puc=googlen&amp;cm_ven=GOOGLEN&amp;cm_cat=FREE&amp;cm_ite=NA"> </a>article (via my colleague and a great<a title="Phoenix Real estate agent" href="http://www.phoenixrealestateguy.com/"> Phoenix agent -Jay Thompson</a> ). We all have such meter, it’s just may not always turned on. “The one who promises the moon and the stars may not be able to deliver, but your B.S. meter could be turned off because you want to sell so badly.”</p>
<p>The article suggest “it’s really about personality and who you trust will work in your best interests&#8221;.  So, how could you decide who you could trust? Surely, you won’t find an agent who says they are not trustworthy. The BS meter is a good one to use in the agent selection. What does your gut tell you? Do you feel comfortable? Being comfortable with a person who will handle such an important event in you life, is a crucial factor not to be overlooked.<br />
<strong><br />
I have another suggestion about trust. Use the Internet.</strong> You could tell a lot from the agent’s Internet presence, especially if they have a blog. Anyone could make/buy a fancy web site, but a blog is different. It allows Princeton real estate buyers and sellers to learn about the agent well before meeting them in person. It is hard to fake the blog. You will get to know the the blog author and decide if they are the right agent for you. My clients say I am the same person “just like in the blog&#8221;.<br />

These are the frequently asked questions by those selling or contemplating a sale of their <strong>Princeton real estate</strong>. This year-to date in Princeton Township and Borough there were 327 <strong>Princeton homes for sale </strong>listed and 186 homes sold. This means approximately 43% of <strong>Princeton real estate</strong> did not sell and the homes were either withdrawn or expired. So, how as a home seller you could be part of the successful 57% ? <p><span style="font-size: small">Here is a case of the home I marketed recently &#8211; under contract within one week. The home was on the market 2 years ago. After several price reductions the offers were low. I found for these sellers an exceptionally profitable rental opportunity and the home was taken off the market and rented out.</p>
<p>Fast forward two years. The homes goes on the market and is under contract within a week for more then the offer two years ago. What has changed? Did Princeton real estate drastically improve over the last two years, or was there something else? How did we do it? </p>
<p>MY seller clients know the secret word to make it happen and now I am going to share it with you. The word is &#8220;Wow&#8221;.&#160; This is what a potential buyer has to say when they see your Princeton home for sale. It is as simple as that. This is what the &#8220;Wow&#8221; covers:</p>
<p><strong>Price.</strong> Nothing trumps this in importance. The reaction you are looking from a buyer interested in a Princeton home like yours, is something like this: &#8220;Wow, all of this (meaning your home&#8217;s amenities) for this $(meaning a realistic market price). Another way to look at it, your home has to beat all equal competing Princeton homes for sale on price. Often sellers are concerned they would end up selling for less then similar, but&#160; higher priced properties. Usually it&#8217;s not the case. We have seen bidding wars for Princeton properties priced right. </p>
<p>Two years ago this home was priced the same or a bit higher then competition and didn&#8217;t sell quickly. This time priced right it did, while many competing properties priced higher didn&#8217;t sell at all. </p>
<p><strong>Photography</strong>. You have to Wow&#160; buyers with photos. The goal is to make the buyers put your Princeton home for sale on the list of must see homes. You have to Wow the agents as well for them to want to come the Brokers Open House. It&#8217;s only when they have seen how wonderful your home is in reality would they call their clients to say &#8220;Wow, I just saw a house you can&#8217;t miss seeing&#8221;. </p>
<p>This is exactly what happened with this Princeton home for sale. Pictures taken by a professional photographer &#8211; generated a lot of interest among other agents. Several agents said this could be perfect for their clients. There were many showings right after the house went on the market. One of these agents had a client who fell in love with the house and made an offer.</p>
<p><strong>Bling.</strong> Professional photos could draw buyers and agents in and make your home look more appealing. They can&#8217;t make up what it doesn&#8217;t have. When the buyers visit the Wow factor has to continue. It doesn&#8217;t mean the house has to be brand new or have gold plated faucets. Rather, buyers want to see the property was well taken care of and has been updated.<br />My clients&#8217; home was in good condition, it was well maintained, but it was vintage 80&#8217;s. Reflecting on their first selling experience, my clients asked what updates could make a big difference. They replaced Formica counters with gorgeous granite in the kitchen and bathrooms. It wasn&#8217;t cheap but it changed the look of the kitchen and bathrooms, the most important items buyers look at.</p>
<p>Visual appeal is very important. New home builders understood this, building elaborate model homes, long time before the concept of staging came to residential real estate resale. Buyers know they are not buying a home with furniture, yet this is how they see the home in their mind.</p>

There I publish and share advice with other real estate agents around the country. I am publishing it here, because it could be useful for my regular blog readers and if you are just starting to look for a </span><a title="Princeton real estate agent Faina Sechzer" href="http://www.princetonrealestatehomes.com/real-estate/About"><span style="font-size: small">Princeton real estate agent </span></a><span style="font-size: small">to sell or buy your Princeton area home.&#160;In this&#160;article&#160;I share my&#160;ideas about client relationships. This gives you another&#160;opportunity to see if we are on the same page and if this is what you are looking for in a relationship with a Princeton realtor even before we talk in person. Here is what I wrote as advice for real estate agents:</p>
<p>This article is not a prescription for getting the largest possible number of clients in the shortest time. It is about building long lasting relationships with clients.</p>
<p>For starters, let&#8217;s get rid of the salespeople favorite word &#8220;leads&#8221;. Why do we insist on calling people &#8220;leads&#8221; instead of&#160; &#8220;prospective clients&#8221;. Some may think it&#8217;s a minor point.&#160; For me, it&#160; somehow devalues and de-personalizes the relationship before it&#8217;s even started. People looking for a romantic match on the Internet don&#8217;t say &#8220;I got a call from a very handsome lead&#8221;. More likely it&#8217;s: &#8220;I got a call from a great guy I would like to meet&#8221;. No different with real estate clients -we are looking for a relationship.</p>
<p>Having changed my marketing focus to blogging from the conventional methods, I learned&#160; interesting lessons.</p>
<p><span style="color: #800000"><strong>1. Write content for the type of clients you want to attract</strong>.</span> <br />The people who contact me from the blog are more often then not similar to me. They are detail oriented, focus on and appreciate research, value education as part of the selling process, are looking for a lot of useful information, could recognize intelligence and knowledge when they see it, do not believe they know -it -all, have an open mind, are suspicious of hard core sales people .</p>
<p>This made my year a lot more enjoyable. In contrast, pursuing FSBO last year, as the conventional wisdom for the relatively new real estate agents,&#160; produced, putting it mildly, a lot of stress. These are often people convinced they know it all, suspicious of advice, apprehensive of the value of your work, etc. </p>
<p>This as not what my heart desired. </p>
<p></span><span style="font-size: small"><strong><span style="color: #800000">2. Be there to answer the call.<br /></span></strong>I rarely have to call back -I&#160;am there when the phone rings, sometimes startling the person on the other line. One client said, of the several calls he placed, I was the only one who answered the phone&#8230;Clients said they were not sure why real estate agents advertise their phone numbers if they are not there to answer them.</p>
<p>E-mail immediately, if you don&#8217;t have the phone number to call. Be sensitive to the style of inquiry. Do not push to get the person&#8217;s phone number. Realize it could be a slow dance of getting to know each other through e-mails. The goal here is in each e-mail to provide value while finding out a bit more about the clients needs.</p>
<p></span><span style="font-size: small"><strong><span style="color: #800000">3. Judge the tempo<br /></span></strong>It could be a slow dance or it could be a cha-cha. It is often slower with buyer clients, then seller clients, since sellers are often under more time pressure. I had clients contact me after several failed relationships with other agents. What ever dissatisfaction&#160; was generated with the previous agent, the client may need time to see if and how you are different.</p>
<p></span><span style="font-size: small"><strong><span style="color: #800000">4. No hard sell</span><br /></strong>One thing I never do is push. Some times clients get stuck in the analysis paralysis and/or unable to make decisions. There are agents who believe such clients need to be pushed towards making&#160; a decision. I found two things could happen. The client gets stressed. If they make the decision, they are never certain later if it was the right decision and could come to resent you as an agent. If the stress gets to be too much, they would go somewhere else.</p>
<p>Buying and selling is stressful enough for clients. My job is to minimize the stress, not add to it.</p>
<p></span><span style="font-size: small"><strong><span style="color: #800000">5. Educate as you go<br /></span></strong>Let&#8217;s suppose the client didn&#8217;t take your advice and, for example, didn&#8217;t offer what you recommended. Let&#8217;s suppose it&#160;caused them to &#8220;lose&#8221; a bid. This is not the end of the world. In fact, better then anything you could say or do, it showed the client the value and validity of your advice. </p>
<p>This is one way my clients come to trust me &#8211; they see my words come true. It&#8217;s not about the promises of a great job, or&#160;the ads with my smiling face,&#160;or the hype of&#160;being #1 producer. It&#8217;s simply advising and guiding, so your words become verifiable facts. Does it take extra time? Yes. Does it stretch the process? May be. Does it built stronger relationships ? Most certainly.</p>
<p></span><span style="font-size: small"><strong><span style="color: #800000">One thing I found not to be the case.&#160;Prospective clients&#160;calling to hire you from a blog.</span></p>
<p></strong>This is what I read a lot on Active Rain. Some may say my blogging has not risen to the heights needed for this to be the case. Fair enough. I am not sure I could fault prospective sellers for not hiring me right off the bat based on my blog. Again, my clients tend to be similar to me in many ways. I would not hire someone to do something very important, let&#8217;s say surgery, just because I liked their blog, or even got a recommendation. I would want to meet them in person, meet other doctors, and decide then. Having a blog should make the client&#8217;s task easier -more of a confirmation rather then investigation from scratch. </p>
<p>I found this to be the case with the sellers. When prospective clients ask me if they should talk to other agents, I say -&#8221;Sure&#8221;. Why? Because:<br /></span></p>
<ul>
<li><span style="font-size: small">1. It&#8217;s part of due diligence.</span></li>
<li><span style="font-size: small">2. Blog is a resume and a bit of an interview. It&#8217;s not<strong> the</strong> interview.</span></li>
<li><span style="font-size: small">3.&#160;Through my&#160;blog&#160;they could&#160;peak &#8220;into my head&#8221; over a long time, most other agents don&#8217;t offer it to their clients.</span></li>
<li><span style="font-size: small">4. I am confident in my&#160; abilities.</span></li>
<li><span style="font-size: small">5. If they select someone else, it would have not been a good match anyway. This saves me time, expense and aggravation. <br /></span></li>
<li><span style="font-size: small">6. This is not the last chance we have to work together.</span></li>
<li><span style="font-size: small">7. When the prospective client&#8217;s choice turns out wrong they come back appreciating even more what I have to offer.</span></li>
</ul>
<p><span style="font-size: small"><br />Be smart, be focused, be responsive, be respectful, be an advisor, know your stuff, get the job done. Hey, it&#8217;s easy to get clients for life.</span></p>
