Princeton Luxury Homes For Sale - Princeton Real Estate

What could you expect when looking for Princeton Luxury Homes For Sale?
Luxury Princeton Real EstateHome buyers are attracted to Princeton luxury homes for sale for a variety of reasons, proximity to New York, employment, executive relocation, cultural opportunities and the wide array of choices available in the luxury real estate segment of the market.

Home buyers relocating from other parts of the country and international buyers, often ask me what is considered to be Princeton Luxury Real Estate, since this definition varies greatly across the country and the world. A price of a small condo in Manhattan, for example, could buy a luxury home in Princeton.

If you are just starting your search for luxury homes for sale in New Jersey, Princeton would be a logical choice to consider. One of the first things my blog readers and clients like to understand is what you could expect to find when looking for a luxury home in Princeton. This article offers a general idea, and shows the houses on the market now in various price ranges considered to be luxury Princeton property.

Princeton does not have homegenious housing inventory - it's true of all price ranges. On the same street you could find a new $1.8 million  dollar 4,500 sq. ft. home on  almost 2 acres and a small 50's ranch on 0.25 acres.

The best way for you to understand the differences is to visually examine luxury Princeton real estate on the market now. You could do it by clicking on the links below.  For illustration I separated the big category of luxury Princeton real estate into several categories.

Luxury Princeton Homes For Sale - $1,000,000 - 2,000,000
Luxury Princeton Homes For Sale - $2,000,000 -$3,000,000
Luxury Princeton Homes For Sale -  $3,000,000 - $5,000,000

In terms of general expectations, the following is a rough guide to what you could find in various price ranges of the luxury homes in Princeton. Again, it's a general guide, since Princeton real estate property is very diverse. For less then $1,200,000 you could expect to find homes in the Princeton Boro  which are older, on smaller lots and may require updates. In the same range in Princeton township, the homes would be bigger, and on larger lots, perhaps with a few updates.

From approximately $1,300,000 to $1,500,000 you could expect to find homes for sale in Princeton township in developments such is Ettl farm, Princeton Ridge. These homes would be large (4-5 bedrooms), usually on an acre of land (in Princeton Township) and  tend to be 20 years and less. In the Boro they may be older but having undergone renovations. You could also find some new construction in the areas such as Littlebrook, Jefferson/ More , and Riverside. The new construction homes in these Princeton neighborhoods are usually built by developers purchasing an older home, tearing it down and building a new home. These homes are usually 4,000+ sq. feet, but may not have large lots, like homes in Ettl Farm and Princeton Ridge neighborhoods.

From approximately $1,700,000 you could find homes in developments such as Pond View, Russell Estates, homes in the Western section and some in the Institute area. These luxury Princeton homes offer all the modern amenities.

From approximately $2,500,00 you could find homes in neighborhood developments like Preserve, and remodeled homes throughout the town.

From approximately $3,000,000 you could find homes in neighborhoods such as Rushbrook. These are exquisite estates, often on on 4+ acres. You could also find older distinguished luxury homes for sale in this price range in the Princeton Boro. These homes have usually been remodeled to bring in the newest amenities while preserving the old style and architecture.

Princeton New Jersey Real Estate - 3 Tips To Beat Competition When Selling A Princeton Home

Princeton real estate home sellers are always looking for creative ways to Selling Princeton homes like the best retailerssell their home faster and for more money. Finding out of the box solutions for home sellers is especially important in tough real estate markets. This article is about using some of the strategies used by retailers and applying it to the home selling. The idea here is to to "Show and Sell".

Some Princeton homes sold quickly and Princeton real estate in general has not been affected as badly as the rest of the country.
Read: Buyers market and Multiple Offers

Yet many Princeton homes for sale required several price reductions in order to sell. Correctly pricing your home aside is the most important aspect of successful sale. This article focuses on what else you could be done to sell your Princeton home.

Borrowing ideas for selling from best retailers makes sense. They wrote the book on how to market and sell the same products as offered by their competition. An interesting article in Home Warranty Of America  mentions some of the ideas used by retailers.

Princeton homes for sale are not the same as a toasters and would most likely not be an impulse purchase. Yet some of the ideas are very applicable and could give you an edge over competing Princeton properties.

The way to understand these concepts is to consider your home through the eyes and ears of the prospective buyers.

1. Visual - show them the Bling

Visual judgments are made in seconds. Ever wondered why cosmetics and jewelry are at the front of department stores? They are most profitable, hot and are vanity products.  Putting their best products up front is one of the old retailing techniques.

You and your agent agent should understand "where is the bling" in your home and focus perspective buyers on those few select areas.

Remember, buyers would only give your home a small share of their mind. Great salespeople in the store won't take buyers to the sales racks. They mention the the new, full price merchandise up front, ask what you are looking for and steer you to that area. They then let the buyers go to the sales racks by themselves.

Give the prospective buyers the best image of your home first and do it quickly. This impression is what would stay in their minds and make them remember your home.

2. Audio - Ambiance

Restaurants and better retailers understand this concept well and elevated it to the level of science. The same food delivered with better ambiance is  priced higher and enjoyed more.

The ambiance of your home has to do with the whole experience of being in it. Here is just one aspect - audio.  Using audio could be used very effectively to set the mood for the viewing of your Princeton home. Create a mood that makes the buyers happy to be there. It is believed, sound could direct our feelings, thoughts and actions. What a perfect way to direct them to buying your home.

Music that matches our expectations helps us stay in the environment longer and buy more. Choose the music that fits your Princeton home for sale personality.  Is your home classical Georgian colonial or 50s modern ranch? Does it have nooks and crannies or is it spare and restrained? Pick the music that fits. Most likely it would fit buyers preferences, since they selected this style of home to see.

In the buyers mind the experience of classical music played in your Princeton colonial style home would mark it from other similar homes for sale.

3. Benefits - Not features

This concept is used by most good salespeople. Present the benefits not the features. When it comes to home buying, appeal to buyers' life style. Top quality bricks on the patio may do nothing for the buyer to remember your home. Watching lovely sunsets, or having family barbecues on your patio would. If your house is a script, help the buyers see how they could slide into the script and have the leading role.

Benefits that resonate with buyers is how your home will stand out from the competition. Home buyers may not remember the fact your home has 4 bedrooms, since most other homes do too. They would remember their starring role in the future "movie" that is your house. All they have to do is buy the script.

If you are thinking of selling your home in the Princeton area see what else is available on the market now (you may have to wait a second for the listings to load):

In the "old days" of real estate this information was solely a prerogative of real estate agents.

There are many in the real estate community who still believe this information should not be made public because it is payed for by real estate agents. I do pay for access to this information, but choose to make it available to my readers and subscribers because it makes them more prepared for the buying and selling process. Even more importantly, I explain what this information means (and what it doesn't) because not understanding it could lead to wrong decisions.

When it comes to data about Montgomery Township real estate, as well as Princeton real estate and other surrounding towns, it's close to impossible to find information that is straight forward and accurate.

Do Princeton houses sell fast?

The information about Montgomery houses sold year-to date could be helpful in staying abreast of your neighborhood prices. It could be helpful to set your expectations if you are preparing your Montgomery home for sale. it could be helpful to the out of town buyers who are researching Montgomery township neighborhoods and deciding which neighborhood best fits their needs and budget.

This information is guidance but not enough to set the market price for your Montgomery homes for sale for several reasons. The Days On The  Market (DOM) does not necessarily reflect the time the house was for sale, since sometimes Montgomery homes for sale are withdrawn from the market and re-listed, which cause the days on the market statistics to re-set. Most important of these reasons is the knowledge of the specific house (even if it is the same model as yours), since many factors go into why a particular house sold for the sale price. Use the information bellow as a guidance and for research, but do not substitute it for an advice of a competent Montgomery real estate agent.
