Princeton New Jersey Real Estate - What Did Princeton Houses Sell For?

How is Princeton real estate? What are the prices of my neighborhood Princeton houses sold this year? These are the questions asked not just by the curious neighbors, but by people considering selling their Princeton home, as those wanting to stay on top of the values of their Princeton real estate homes. Prices of Princeton houses sold recently is important for home buyers for several reasons: deciding what Princeton neighborhood best fits their budget and what would be the right price to offer for the house they are considering buying.

Such information used to be previously available only from Princeton real estate agents. The goal of Princeton Real Estate Blog is to educate prospective Princeton home sellers by making this information available here. Ettl Farm Luxury Homes -Princeton Real Estate

Ettl Farm Neighborhood Ettl Farm Princeton New Jersey Real Estate Map

Ettl Farm is one of the most popular Princeton neighborhoods. It was built in 1995 by Toll Brothers and is reflective of the type of large stately houses built by this builder.  There are approximately 117 Princeton homes in this development located of Rosedale road. This community is popular with corporate relocation home buyers and others relocating to Princeton New Jersey. I see demand for the homes for Princeton homes for sale at this time as the time of this article there are no houses on the market.

The major streets in the development are Christopher Drive, Walker Rd and Stone  Cliff.  The houses backing to the woods are usually considered premium locations compared to the houses backing to the open space. Many Ettl Farm houses on the Stone Cliff Road are considered premium because they back to the woods (houses with even numbers) and have walk out basements, because of the topography of the street.

In many of such houses  you could find finished basements  with such amenities as spas, saunas, game rooms, gyms, and even second kitchens. Often there is a separate entry to the basement.

This layout makes these homes convenient for buyers of Princeton real estate who may have children, need space for visitors, enjoy the additional entertaining spaces.

Ettl Farm homes for sale range in price from $1,250,000 to $1,570,00 in 2008, when 5 houses were sold. While there are Princeton homes for sale languishing on the market, houses in Ettl Farms have all sold, when priced correctly. The time to sell these Princeton properties ranged for 28 days to 170 days.

Children who live in Ettl Farm attend Johnson Park elementary school, John Witherspoon elementary and Princeton High schools.

Princeton school system provides bus transportation for Johnson Park elementary and John Witherspoon middle school students who live more than two miles form school and High School students who live more than two and one-half miles from school.  Bus passes are mailed out the third week of August.   If you are new to the district, please contact the Transportation Coordinator at 806-4209.

This makes the development visually appealing. Preserve, Princeton has a private and seclude ambiance. There are only a few streets in the Preserve: Highland Terrace, Beach Hollow Lane and Oak Ridge Court offering private setting within a few miles of downtown Princeton. The styles of the houses range from traditional estate homes, Georgian colonials, to frank Lloyd Wright style and Danish country. This diversity reflects the variety of architectural preferences in this exclusive community.

Luxury Princeton homes here sell in the range of $2 million to $3  million. There were 3 sales in the last 5 years the highest being $3,000,000. The Princeton real estate market has had an impact on the home sales in this Princeton neighborhood. The lowest price for Princeton houses sold in the Preserve was for 163 Highland Terrace at $2,100,000. This Princeton property sold in 08/2007 for just a bit more than the sale price of $2,025,000 in 2001.
151 Highland Terrace sold for $2,600,000 in 09/2006 ( having being reduced from $3,475,000) and just a bit less then it was sold in 08/20002 for $2,650,000.
